A new grant program has been created to boost the supply of affordable commercial space around the Atlanta Beltline.
Atlanta Beltline Inc. is launching the “Local Developer Incentive Fund,” a pilot program providing capital to small, local developers with commercial projects planned around the 22-mile trail loop. ABI President and CEO Clyde Higgs announced the initiative during the 2025 State of the Beltline event held Wednesday morning.
In recent years, ABI has acquired prime sites for redevelopment. It is working with developers to fill them with new uses, requiring some of the residential units and commercial space to be offered at discounted prices.
One example is a vacant lot at 356 University Avenue. ABI is searching for a developer to transform the vacant lot in the Pittsburgh neighborhood into affordable residential, commercial and industrial space near coworking hub Pittsburgh Yards along the Southside Trail.
Other initiatives include the Atlanta Beltline Marketplace, which provides space to 14 businesses across four locations, and a newly launched Beltline Commercial Affordability Consortium.
